An opportunity has arisen for an efficient and motivated Property Manager in our office on Balls Pond Road, London N1.
Job Purpose:
To assist the Senior Property Manager in the effective management of the property portfolio by providing efficient and accurate administrative support.
Key Responsibilities:
· Assist in the day to day maintenance of property
· Manage electronic data and e-mails and ensure all clients files are updated
· Deal with flat owners/tenants queries verbally and in written form
· Chase rent arrears when required
· Carry out regular property visits to ensure all buildings are in good order
· Give feedback to Landlords regarding any issues noted during the visit.
· Arrange tenancy extension agreements and negotiations of rental increase
· Arrange Annual gas checks
· Arrange electrical tests
· Set up after move in files & scan all documents onto the system
· Book check outs at the end of tenancy and cleaning
· Deal with deposit at the end of tenancy, negotiations, and release of deposit
· Deal with any other property issues that may arise within the team
· General office administration
The above is a summary of routine duties and is not meant to be comprehensive. Additional ad-hoc duties will arise which will be considered to form a reasonable part of the role. The property manager needs to remain responsive to the requirements of the business.
Keys Skills:
· An ability to calmly apply initiative and common sense in prioritising and managing a busy workload
· A desire to provide a good level of client service
· Good computer skills, with working knowledge of Microsoft Word, Excel & Outlook
· Strong organization and administrative skills
· A working knowledge of property management issues
· Good communication and 'people' skills
· The ability to stay calm under pressure
· Hold a full driving licence
· Knowledge of Vebra Premise (desirable)
